Home buyers are flocking to these ‘recession-proof’ Midwest cities

New data from the Bank of America Institute shows a small cluster of Midwestern cities is now on the radars of US house hunters in a big way.

Bank of America Institute data suggests the pool of Americans moving is shrinking for a third straight year through Q3 2025 -- especially people jumping to new states or metro areas -- but the ones who are relocating are disproportionately gravitating toward a handful of affordable, “recession-proof” Midwest hubs.

Three of the five fastest-growing major metro areas tracked were in the Midwest, led again by Indianapolis and Columbus (pictured), with Cleveland also in the top group.

The fastest growing major metro areas tracked in the Midwest, is a pattern the report ties to relative affordability and the draw of big “mega-projects” like data-center builds.

Meanwhile, many once-red-hot Sunbelt magnets (including Miami, Orlando, Tampa, and Houston) have cooled sharply, with some shifting into outright domestic out-migration, as post-pandemic “flight to affordability” dynamics fade.
